Spring Valley is a community designed for those 55 and over; people who want a single-family home, but not the burden of mowing the lawn or snow removal. Spring Valley is a sensible alternative to owning a condominium or townhouse for those who want to downsize their housing needs, but still prefer a single-family home. There will be 84 single-family homes in Spring Valley. Each purchaser will own their home and lot, as well as an interest in the common areas. The common area, consisting of 9.4+/- acres, contains an accessory parking lot, drainage basin and a small stream with some woods and wetlands. The accessory parking lot is for anyone within Spring Valley who has a recreational vehicle or boat, as these types of vehicles are not permitted to be permanently parked on anyone's individual lot. This is a great benefit to all Spring Valley residents even if you do not own such a vehicle. Some of the passive amenities located on the 9.4+/- acres will include a 1400 L.F. walking path, a 14' x 20' open sided pavilion, a shuffle board, a horseshoe pit, park benches and picnic table. The front entrance will have a community sign and flag pole. All homeowners in Spring Valley will be a member of the homeowners association, and pay a monthly fee. The association will mow the individual lawns, remove the snow from the driveways and service walks from the front porch to the driveways. The association will also maintain the common area, and the landscape berms along Harrison Avenue, Jessups Mill Road and along the Easterly boundary of the Spring Valley community. The streets will be owned and maintained by the Township www.mantuatownship.com once the community is completed. The Township will also be responsible for snow removal on the streets, maintenance of the streets, street lighting, trash and recyclable collection. Spring Valley does not have a community center or other big ticket amenities like a pool, or tennis court to maintain. These costs are normally passed onto the individual homeowners through the monthly association fee. We have found that many homeowners prefer not to have these amenities, but still want to live in an age restricted community. Country Walk and Brookhollow; both built by M & R Builders Inc., are very successful and are both well sought after communities that do not have a community center.
