Roths Farm Village is a development consisting of 224 Condominium Units. Roths Farm Village is located in South Central Pennsylvania, halfway between York and Hanover PA. It is also located within 35 miles of both Historic Gettysburg and Lancaster County. There is a Kennies Market grocery store, Glatfelter Memorial Library, Rutters Farm Store and other stores and shops within walking distance. The site has a total land area of approximately 60 acres. The site is located along Roth's Church Rd. in Jackson Township, York County. The community is served by the York Water Co. and also has public sewer. Initially there will be constructed fifty-four (54) duplexes (2 Large Units) and twenty-nine (29) four plexes ( 2 Large Units and 2 Small Units). In no event, however, will the Condominium contain more than a total of 224 Units. All Units will have ground floor outdoor patios. There will be at least 48 overflow parking spaces in the Condominium of which 2 are handicapped parking spaces. As presently designed, the Buildings are all wood frame construction. Each home features a private entrance. Exteriors will be vinyl siding. The Units currently feature wall to wall carpeting; vinyl sheet goods in kitchen and baths; fiberglass tub and shower surrounds; fiberglass insulated entry door; U.L. approved smoke detector; stainless steel kitchen sink; Maytag electric range/oven with exhaust hood; Maytag dishwasher; Maytag refrigerator; Maytag washer and dryer: Heat pumps with Central AC; electric domestic hot water heater. Insulation value in the roof/ceiling assembly over standard conditioned spaces shall consist of R38 Draft faced fiberglass batts and blown-in fibrous insulation. Insulation value in exterior cavity wall assemblies between conditioned and unconditioned space shall equal R19. The wall shall be constructed of 2 X 6 wood framing with 5.5 (RI9) fiberglass batt in the stud cavity.
