Rutland is a mixed-use, master-planned community comprised of 202 acres with a pedestrian focus. Plans include single-family residential neighborhoods, townhome and active adult neighborhoods, as well as retail shops, a fullservice grocery, restaurants, daycare facility and an office park. HHHunt's design provides for the preservation of the natural and historical features.

The name Rutland dates back to the 1880's. Archibald Burnett Timberlake, the original owner of the property, humorously named their land for the smallest shire in England.

The Rutland House, once occupied by the family, was built between 1790 and 1820 and has documented significance as being one of the headquarters used by Confederate General J.E.B. Stewart. It will once again be surrounded by the lively sounds of family at work and play. It has been relocated within the community and will serve as the community clubhouse. Upon renovation the Rutland House will be available for rentals and will be the place for community planned activities. The Rutland Foundation staff will also be housed here.

The Rutland House is the focal point of the community. But it doesn't end there. Rutland's comprehensive design also includes a strong pedestrian focus, complete with well-lit sidewalks, lush landscaping, a picturesque lake and natural walking paths. Adjacent to the clubhouse, there will be a six lane, 25-meter pool and a kiddie pool, tot-lot play area and a memorial park planned as a tribute to the historical gravesites of the original Rutland farm.
